our approach
IDEVCO has an extensive off-market network in Portugal, granting early access to prime real estate opportunities. When a potential location becomes available, IDEVCO swiftly conducts an initial assessment to determine its development potential and feasibility. This includes a preliminary analysis of costs and projected returns. To streamline this process, IDEVCO has developed a "Quick Scan Dashboard," which provides an instant overview of key data and financial indicators, helping determine whether a project is worth pursuing.
If a project aligns with IDEVCO’s vision and investment criteria, a dedicated project team is assembled to conduct a thorough evaluation. This team assesses opportunities and risks from multiple perspectives, integrating insights into a single, concise business case. At this early stage, IDEVCO engages with its investors to incorporate their perspectives, preferences, and requirements into the project. Once a project meets IDEVCO’s standards and investors express interest, an initial Non-Binding Offer (NBO) is submitted in coordination with the appointed real estate agents and under the supervision of IDEVCO’s in-house legal counsel. If a preliminary agreement is reached with the seller, a Letter of Intent (LOI) is drafted, outlining the terms and due diligence (DD) period—an essential phase allowing IDEVCO to conduct comprehensive legal, technical, and financial assessments.
If no significant concerns arise from the due diligence, the transaction proceeds to the signing of a Special Purchase Agreement (SPA). At this stage, IDEVCO collaborates with investors to establish the appropriate legal and financial structure for the project, while simultaneously preparing for land acquisition and development kick-off, including appointing an architect and initiating tenders. Throughout the development process, IDEVCO maintains strict oversight, conducting on-site inspections until project completion. Meanwhile, property sales (if applicable) are actively managed, with site visits organized for prospective buyers. Sales efforts are driven through selected real estate agencies and specialized sales platforms at the project level. Investors remain engaged remotely, with real-time access to project administration and live 360-degree construction site feeds.

INVESTOR PROFILE
IDEVCO primarily seeks investors from its network within the real estate sector. Ideally, potential investors have some experience and understanding of real estate investment and development, as this facilitates smoother communication and minimizes misunderstandings. While the Portuguese language and local regulations can be challenging for non-residents, these aspects can be translated and explained.
Although part of IDEVCO’s management team has previously met AFM (Dutch Financial Markets Authority) standards for expertise and reliability, the company has chosen to operate outside AFM supervision for several reasons:
- The projects require significant capital investment, with a minimum participation threshold of €100K.
- The legal costs of structuring each project to meet AFM compliance would unnecessarily reduce investment returns.
Nonetheless, IDEVCO adheres to essential structural guidelines and minimum requirements to maintain clarity and transparency in its investment approach.
PARTNER PROFILE
IDEVCO collaborates with local “outperformers” who demonstrate exceptional expertise and, at a minimum, possess strong English proficiency. Ideally, partners are also Dutch-speaking or have a connection with Northern European clientele. Selection criteria focus on quality of work and ethical business practices, prioritizing long-term, sustainable partnerships.
While cost efficiency is important, IDEVCO does not base decisions solely on price competition. Instead, the company values continuity, reliability, and strong working relationships with trusted professionals. A cooperative and mutually beneficial partnership approach is at the core of IDEVCO’s business philosophy.

Christiaan is responsible for project development and
financial matters at IDEVCO. He is primary focused on
concept development, acquisition and marketing. Over the
past 30 years, he has gained extensive experience in real
estate and, as a result, has built a significant network both
domestically and internationally.
Also partly living in the Algarve, so close on the market and
building a strong network in Portugal.

Potros is an experienced serial entrepreneur who started in
Amsterdam and is now active worldwide as a real estate investor and co-developer. He combines leisure and business, with interests in a rum brand and real estate across Europe. He has a new passion for emerging economic developments
such as Web3 and crypto funding. For IDEVCO Lda., Potros leverages his international network to drive purchasing and sales activities. Since he spends most of the year in Portugal (Lisbon), he serves as our ‘man on the ground.’
